Provide construction management and oversight of construction activities for property if requested. Supervise and coordinate the performance of construction activities (new construction, repairs, and/or rehabilitation) to the project. Develop scope of work, schedules and budgets for owner approval. Bid out work to general contractors and/or subcontractors. Obtain permits from municipal authorities. Coordinate utility design and construction through outside design firms or through the public utility company (Pepco, Alleghany Power, CATV, Verizon, WSSC, and Washington Gas). Manage the reduction and/or release of public works bonds or letters of credit.

Provide oversight and direct the development entitlement process for existing properties and for properties purchased with redevelopment potential. Provide a single point of contact and project accountability, obtain site plan approvals and permits, and implement the development strategy from inception through completion.

Qualify, select and manage outside consultants for architecture, engineering, environmental, traffic, land planning, and legal issues for development related activities. Review, analyze and examine critically: the plans, processes, designs, code requirements, material selection, exactions, evaluations, opinions, agreements, easements and rights-of-ways, etc., that are recommended by consultants.

Identify major issues in the development process as part of the underwriting and review of existing properties or new acquisitions. Provide financial modeling. Provide analysis of submarkets, the property strengths and weaknesses, optional deal structuring, and cash flow projections as they relate to the development or redevelopment process. Assist in the evaluation and execution of real estate transactions.

Create management reports, budgets and schedules for ongoing development activities and advise client of current status. Provide support and assistance to the client in the administration of outside private and institutional partnerships and further good relationships with same.

Develop and foster relationships with consultants, properties owners / land sellers, community groups, academics, real estate advisors, local and state governments, partners, and other strategic allies on behalf of client. Interact with public agencies, public officials, staff, public community groups, with regards to ongoing or new development activities. Attend public meetings and testify on behalf of client as necessary.
